The home buyer’s inspection is the most common inspection type and this occurs after an offer has been made on a home and accepted by the seller. After the offer has been accepted on the home, the buyer generally has five business days to get the home inspected. Seller's Inspection (Pre-Listing)

The seller’s inspection or pre-listing inspection is another common type of inspection. This inspection occurs before the seller of the home lists the property for sale. According to the National Association of Home Inspectors, a seller’s inspection will disclose any major defects in the home’s physical structure (such as the roof, basement, foundation, walls, and ceilings) or in its electrical, plumbing, heating or cooling systems. Should any serious problems be reported, sellers may then elect to have them repaired, replaced, or disclosed before marketing them to prospective buyers. New Construction Inspection

A new construction inspection is performed after the home is completely constructed and before the final walk-through with the building contractor. Even new homes may have conditions that can be revealed by a licensed home inspector with Dynamic Home Inspections LLC. Once the inspection is completed, the buyer will receive a digital report describing the visible defects and/or conditions that may affect the function of the home. The buyer can then make a punch list of items for the building contractor to possibly correct.

Pre-Warranty Inspection

A pre-warranty inspection is performed on the 11th month of your 1-year Builder’s Warranty. This inspection will allow for the home owner to make a punch list of items for the building contractor to correct before their builder’s warranty is no longer valid. Once the inspection is completed, the buyer will receive a digital report describing the visible defects and/or conditions that may affect the function of the home.

Investor's Inspection

An investor inspection is utilized during the pre-purchase phase and periodical during ownership to ensure the client is the most up-to-date on the property’s condition. If an investor knows the condition of the property they are ahead of the game on knowing what to budget for in terms of repairs.
